What it costs, and what to expect
Straight answers, no sales pitch.
How much does it cost to work with you?
You do not pay anything to have a conversation or to get a home value. An agent’s compensation in Texas is negotiable and is set in writing: in a buyer representation agreement when you buy, and in the listing agreement when you sell.
I will walk you through it in plain language before you sign anything.
Is your commission set?
No. Commission is negotiable and there is no required or standard rate. I will not quote a number on a website. It is agreed with you in the listing agreement, and you decide whether it makes sense for you.
What other costs should I expect when selling?
Common ones are title and closing costs, any repairs you agree to, prorated property taxes and paying off any loan. We can map these out together so there are fewer surprises. I will not promise a final net amount.
What other costs should I expect when buying?
Typically a down payment, closing costs, inspections, an appraisal, earnest money and insurance. Amounts vary by loan and home. Your lender’s Loan Estimate shows the real numbers.
How long does it take?
It depends on your goals and the market. I will give you a realistic timeline for your situation up front, then update you as things move.
Can I search listings on this site?
No. This site is not an MLS search and does not show listings. Tell me what you are looking for and I will send homes that fit.
Let's talk about your move.
Tell me where to reach you and what you are planning. It is a conversation, not a commitment.
I reply personally, usually the same day. This site does not show MLS listings.
